Through collaborating with you on a step-by-step plan, we will sell your home in a way that works for you and your family. My approach is simple: know my business, listen to my client’s needs, understand my client’s expectations, use technology to deliver the message, get the right kind of exposure for your home and communicate with all parties clearly. I am eager to serve you.
The Following are Steps I Take to help you Sell a Home:
Set an Appointment- Meeting with you and anyone else who will be making the decisions to sell your home is an important first step. Every seller comes with a different list of needs so in this initial meeting I will be able to understand what you are looking for not only in a home selling plan but also what you are looking for in a Realtor. At this meeting we will discuss your home selling goals, timelines, and other specifics.
Marketing- At the initial meeting we will discuss how you are prepared to sell your home. After this meeting takes place and we understand what direction you want to take, we will discuss a plan of action. This will include ways to widen the market and expose your home to as many buyers as possible.
Preparing your home- In order to make your home look its best, there are a checklist of things to do. We will go over each step in detail.
Setting expectations for buyers- We will discuss a plan for helping prospective buyers see your home. By making your home available to show you will increase the chance that the right buyer will see it.
Negotiating- Things don’t always come easy when you are dealing with home buyers. I can help you through this process by communicating openly and professionally with other agents to find a common agreement on a sales price.
Contractual Phase- There is a lot of paper work and inspections to do. The buyers have a short window to perform every inspection possible to decide if this is the home for them. There is a lot of communication happening at this time that requires an organized and diligent agent. During this time I will be helping you make plans for your move and communicating often.
Closing- Selling your home after all that time is very gratifying especially if you have gotten a good deal. I hope to help you feel you got that good deal by providing top level service.
Finally, use my home search tool on this website to start understanding what the housing market is doing today. This can help you get an idea on what your home is worth. Call me to discuss your options.
FAQ for Sellers
What is escrow?
Escrow is a 3rd party that manages all of the documents from every party in a real estate transaction. They collect money at the beginning and disperse it at the end. They do not negotiate or change any aspect of the deal. Escrow makes sure the contract is followed and money goes to the right places.
Can’t I just sell my home by myself?
Yes, you can. However, there are many challenges to doing this. A Realtor’s primary job is to make sure that you are getting the highest possible price for you home while providing great service and care to meet your needs. Marketing your home, fullfilling contractual obligations, communicating with a buyer are but a few of the duties that a Realtor does to ensure selling your home goes smoothly.
Do I have to renovate my home to sell it?
Renovating will always get a home seller more money. How much money is the challenging question. If a home has all new remodels with great landscaping and a modern floorplan a seller can hope to get their home sold at the top of the market. If it is anything less than that it will not afford the same return. A Realtor can help determine what the max price range you could sell your home for which can help you decide if you should spend money to remodel.
